After the inspection, you’ll receive a comprehensive report with photos and insights—giving you peace of mind and the information you need to make confident decisions.

Move In & Move Out Inspection

Our move-in and move-out inspections are designed to protect both your property and your investment. Before a tenant moves in, we thoroughly document the condition of the entire home with detailed notes and photos. Once the tenant moves out, a Support Pro conducts a comprehensive Move Out inspection to assess the property’s condition after occupancy. You’ll receive clear, side-by-side documentation to help you accurately evaluate any changes to confidently handle security deposit decisions.

Spot Support

Not every task requires your time or a trip across town—that’s where our Spot Support services come in. We handle quick, on-site tasks that take 15 minutes or less, helping you stay efficient without disrupting your day. Whether it’s conducting a property drive-by with photos, verifying doors and garage access are secure, posting notices, or checking that keys are properly stored in lockboxes, our Support Pros take care of the small details so you don’t have to.

Rental Support Pro

A Rental Support Professional (RSP) is a trained property assessment specialist who acts as the owner’s on-site representative, serving as their “eyes and ears” in monitoring rental properties. Through structured, non-invasive evaluations, the RSP observes and documents property conditions, identifies visible maintenance concerns, and notes potential lease compliance issues using standardized reporting methods. While not a licensed home inspector, the RSP is trained to provide objective, timely insights based on visual assessments—supporting preventative maintenance, protecting asset value, and enabling informed decision-making without performing technical diagnoses or code-based inspections.

Arizona Revised Statute § 33-1343 governs a landlord's access to a rental unit, requiring them to provide tenants with at least two days' (48 hours) notice of their intent to enter, and they may only enter at reasonable times. Entry is allowed for repairs, maintenance, inspections, or showing the property, but not for harassment. 

Key Aspects of A.R.S. § 33-1343:

  • Repair Requests: If the tenant requests repairs, they waive the 48-hour notice requirement.

  • Landlord Abuse: A landlord cannot use this right to harass the tenant.

  • Remedies for Unlawful Entry: If a landlord enters unlawfully, the tenant can seek injunctive relief, terminate the lease, or recover damages (often equal to one month's rent).

  • Notice Period: The landlord must provide at least 2 days' notice, and the entry must be at reasonable times (8AM-5PM).

  • Tenant Consent: A tenant cannot unreasonably withhold consent for the landlord to enter for legitimate reasons (repairs, inspections, showing the unit).

  • Emergency Exception:

     The landlord may enter without consent or notice in case of an emergency.
